Reservation Policy

1. General Information

These Terms and Conditions apply to all bookings made with El Mirador, located in Oostende, Belgium. By making a reservation, you acknowledge that you have read and agreed to these terms.

2. Booking and Payment

Full payment is required within 48 hours of booking—or immediately if your arrival is within the next 48 hours—in order to confirm your reservation.
Accepted payment methods include bank transfer, Bancontact, and credit/debit card. If payment is not received within the specified timeframe, your reservation may be automatically cancelled.

A discount is automatically applied for stays of 7 nights or longer.

Please note that all bookings are non-refundable and non-cancellable. This includes no-shows and cancellations, for which no refunds will be issued.

If you are unable to attend your reservation, we may be able to offer a one-time date change, subject to availability. Please note that any change in dates may result in a change in the rate of your original reservation. Alternatively, you may transfer the reservation to another name if a friend or family member would like to attend in your place. Please notify us in advance to arrange the name change.

Reservations are only confirmed once you have received a written confirmation email from us.

3. Check-in & Check-out

Check-in: from 15:00 Check-out: before 10:00
Let us know in advance if you need to arrive earlier or leave later – we’ll do our best to accommodate where possible.

For arrivals outside our office hours, we offer self-check-in via key lockers located at the building entrance. A few days prior to your arrival, we will send you the access code and instructions via email or message.

4. House Rules

To ensure a pleasant stay for all guests, we kindly ask that you observe the following rules:

        • All minors must be accompanied by a parent or a responsible family member.
        • Smoking is strictly prohibited inside the building.
        • One well-behaved dog is allowed per unit. Dogs must not be left unattended in the apartment and barking is not permitted.
        • Quiet hours: 22:00 – 08:00
        • Maximum occupancy per apartment must be respected.

Failure to comply with these rules may result in immediate termination of your stay without a refund.

5. Family Bookings

We warmly welcome families! If you’re reserving multiple units, please inform us in advance so we can do our best to place your group near each other, subject to availability.

6. Liability, Damage & Security Deposit

Guests are responsible for any damage caused to the property, furnishings, or amenities during their stay. We reserve the right to charge for repairs, replacements, or additional cleaning if required.

A security deposit of €200 is required prior to check-in. This can be paid by bank transfer or pre-authorized via credit card. In the event of damage, excessive cleaning, or violation of house rules, El Mirador reserves the right to retain all or part of the deposit to cover related costs.

The deposit will be refunded (or the authorization released) within a few days after check-out, provided no issues are found.

El Mirador is not liable for theft, loss, or damage to guests’ personal belongings.


7. Force Majeure
We are not liable for any failure or delay in performance due to causes beyond our reasonable control, including but not limited to natural disasters, pandemics, strikes, or governmental actions.

8. Lost & Found
Items found during post check-out cleaning will be reported to the guest.
If you wish to retrieve a lost item, we are happy to ship it to your preferred address at your expense.
Unclaimed items will be kept for 6 months and can be collected in person during a future visit.

9. Noise or Neighbor Complaints
In the event that we receive noise complaints from neighbors, you will be notified immediately.
If the issue persists and behavior is not corrected, we reserve the right to terminate your stay without refund.

10. Guest Conduct
All guests are expected to treat the apartment, its contents, the building, and neighbors with respect.
Disruptive behavior, property misuse, or violations of community norms may result in early termination of the stay without refund and potential charges for damages.

11. Force Majeure
We are not responsible for any delays, interruptions, or cancellations caused by events beyond our reasonable control, including but not limited to natural disasters, pandemics, strikes, or government regulations.

12. Privacy
We respect your privacy. Your personal data will only be used for processing your booking and for communication related to your stay.
We do not share your information with third parties, unless required by law.
