  1. Introduction / General Information

These Terms & Conditions apply to all reservations made for El Mirador, located in Oostende, Belgium.
By placing a booking, the guest acknowledges that they have read, understood, and agreed to these Terms & Conditions.

  1. Booking & Payment
    • Full payment is required within 48 hours of booking (or immediately if the arrival date is within 48 hours).
    • Accepted payment methods: bank transfer, Bancontact, credit/debit card.
    • If payment is not received within the stated timeframe, the booking will be automatically cancelled.
    • A long-stay discount is automatically applied for stays of 7 nights or more.
    • Bookings are considered confirmed only after guests receive a written confirmation email from us.
  1. Refund & Cancellation Policy
    • All bookings are non-refundable and non-cancellable, including no-shows and early departures.
    • If you are unable to attend, we may offer a one-time date change, subject to availability. A change in rate may apply.
    • Guests may transfer their reservation to another name; please notify us in advance.
  1. Check-in & Check-out
    • Check-in: from 15:00
    • Check-out: before 10:30
    • Early arrival requests may be accommodated when possible.
    • For late arrivals, self-check-in is available via key lockers. Access codes and instructions are provided prior to arrival.
  1. House Rules

To ensure a comfortable and enjoyable stay for all guests, we kindly ask that you respect the following rules:

    • Minors must always be accompanied by a parent or responsible family member.
    • Smoking is strictly prohibited inside the building; it is allowed only on terraces or balconies with the windows closed.
    • Quiet hours must be respected between 21:00 and 09:00.
    • The maximum occupancy for each unit must not be exceeded.
    • Candles and any type of open flame are not permitted for safety reasons.
    • Feeding seagulls or other birds is prohibited due to safety and nuisance concerns.

Failure to comply with these house rules may result in immediate termination of the stay without refund.

 

 

 

 

6.1 Pet Policy (Dogs Only)

We are pleased to welcome dogs at El Mirador. To maintain a clean and peaceful environment for all guests, please follow these guidelines:

    • Only dogs are allowed. No other animals or pets are permitted.
    • A maximum of two well-behaved dogs are allowed per unit.
    • Dogs may not be left unattended in the accommodation at any time.
    • Please ensure your dog does not bark excessively, in order to avoid disturbing other guests.
    • Guests are required to bring their own dog bed, as well as their dog’s food and water bowls.
    • Before check-out, we kindly ask guests to quickly vacuum the accommodation to remove dog hair.
    • A supplement of €10 per night & per dog applies.

Failure to comply with the pet policy may result in additional cleaning fees or other charges.

  1. Liability, Damage & Security Deposit
    • Guests are responsible for any damage to the property, furnishings, or equipment caused during their stay.
    • A €200 security deposit is required prior to check-in (via bank transfer or by Bancontact, credit/debit card upon arrival).
    • El Mirador reserves the right to retain the deposit (in whole or part) for:
      • Damages
      • Excessive cleaning
      • Violation of house rules
    • The deposit is refunded within 3 days after check-out, provided no issues are found.
    • El Mirador is not liable for theft, loss, or damage to guests’ personal belongings.
  1. Force Majeure

El Mirador is not liable for delays or failure to perform obligations due to events outside our reasonable control, including natural disasters, pandemics, strikes, utility outages, or governmental restrictions.

  1. Lost & Found
    • Items found after check-out will be reported to the guest.
    • Items can be shipped at the guest’s expense.
    • Unclaimed items are stored for 6 months and may be collected during a future visit.
  1. Noise or Neighbor Complaints
    • Guests will be notified immediately in the case of a noise complaint.
    • Persistent disturbance may result in termination of the stay without refund.
  1. Guest Conduct

Guests must respect the apartment, furnishings, building, and neighbors.
Disruptive behavior, misuse of property, or violation of community norms may lead to early termination and/or charges for damages.

  1. Privacy Policy

We respect your privacy. Your personal data is used solely to process your booking and communicate with you regarding your stay.
We do not share your information with third parties unless required by law.

  1. Governing Law

These Terms & Conditions are governed by the laws of Belgium.
Any disputes will fall under the jurisdiction of Belgian courts.
